Popcorn Ceiling Removal Cost in 2026: The Scrape Is the Cheap Part

Two contractors look at the same ceiling. One says $1,100, the other says $2,600. Neither is trying to cheat you. One of them is quoting the scrape, and the other is quoting the ceiling you actually want to look at afterwards.

That single distinction explains almost every disagreement in this category, including the wild spread between published averages.

By area, for removal plus a finished ceiling: roughly $500–$2,500 for 500 sq ft, $1,000–$5,000 for 1,000 sq ft, and $2,000–$10,000 for 2,000 sq ft. A two-storey house typically lands at $1,500–$4,000.

The asbestos question, and the date everyone gets wrong

The received wisdom is “banned in 1978, so pre-1978 ceilings are the risk.” OSHA is more cautious: it presumes material in buildings constructed no later than 1980 to be asbestos-containing. Use 1980, not 1978, as your personal cutoff.

The two testing figures are not in conflict: one is a kit you post off, the other is an inspector taking samples to a schedule.

That schedule matters more than the hourly rate, because it is what turns a modest job into a large one:

  • Testing needs at least three samples per area up to 1,000 sq ft, five up to 5,000, seven above that.
  • Above 25 linear or 10 square feet of regulated material, the job requires critical barriers and a three-stage decontamination setup — this is the step that moves a $2,000 job into five figures.
  • At 160 square feet, federal NESHAP notification is triggered.

Abatement is also typically not covered by homeowner insurance. Test first — the $35 kit is the cheapest decision in this whole project.

If the ceiling has been painted

Unpainted popcorn is wetted down and comes off in sheets. Painted popcorn cannot absorb water, so it has to be dry-scraped — slower, dustier, and harder on the drywall underneath. Every cost guide agrees it costs significantly more; none of them publishes a figure for how much more. Expect a real premium and get it quoted specifically rather than assuming the per-square-foot rate still applies.

Is it worth doing?

There is no published resale figure for this job — it is not in the Cost vs. Value report and no cost guide gives a recoup percentage. It is a taste and light-quality decision, not an investment one.

The genuine argument for it: textured ceilings scatter light and read as dated in photographs, which matters when a house is listed. The genuine argument against: if the ceiling tests positive for asbestos and is intact and undisturbed, leaving it alone — or covering it with a skim coat at $1–$1.50 a square foot — is both cheaper and safer than removal.
