Cost to Remodel a Small Bathroom in 2026

A small bathroom is not a cheap bathroom. That is the first thing to accept.

A 5×8 foot bathroom — roughly 40 square feet, the standard American three-piece — typically runs $4,000 to $18,000. The room is a fifth the size of a kitchen and can cost a third as much, because square footage is not what you are paying for.

Why small costs so much per square foot

Bathrooms run $70–$250 per square foot, and small ones sit at the top of that range. Three reasons:

Labour does not scale down. Six trades — demolition, plumbing, electrical, tiling, glass, paint — each need a visit. Only one can work in a 40 square foot room at a time. You are paying for six mobilisations, not for floor area. Labour is 40–65% of a bathroom budget, higher than any other room.

Fixture count is identical. A small bathroom needs exactly as many toilets, sinks, taps and drains as a large one.

Cutting takes longer. More of a small room is edges. Tiling around a compact vanity and a tight shower means more cuts per square metre than a large open floor.

Where small bathrooms specifically go wrong

Rotted subfloor at the toilet. A slow flange leak over years destroys the floor beneath. Nobody sees it until demolition, and it is not on your quote. Small bathrooms are worse for this because there is nowhere for water to spread — it concentrates.

The fan that was never adequate. Many older small bathrooms have an undersized fan or none. In a room this size, poor ventilation destroys grout and paint fast. Adding proper ventilation means an electrician plus a roof or wall penetration.

Moving the toilet. In a 5×8 the layout is usually the only one that fits. If a designer proposes moving the toilet to gain six inches, price it before agreeing — the drain sits in the floor structure and relocating it can add several thousand.

Fifteen percent contingency is a floor here, not a ceiling.

Making 40 square feet feel bigger

Cheap moves that genuinely work:

  • Swap the tub for a walk-in shower — recovers roughly 30 square feet of visual floor. $3,000–$12,000, and about 60% back at resale, so decide on how you live rather than the return.
  • Wall-hung vanity — visible floor beneath reads as more space. Costs no more than a floor-standing unit.
  • Large-format tile — fewer grout lines, less visual clutter. Also cheaper to install than mosaic, so this saves money.
  • Frameless glass instead of a curtain — the single biggest perceived-size change available. Not cheap, and worth it.
  • Recessed niche instead of shelving — storage that takes no floor.

Where to spend and where to save

Spend on: waterproofing behind the tile, the exhaust fan, and the shower valve. All three are buried. Replacing any of them later means demolishing finished work.

Save on: vanity, mirror, light fitting, toilet. Every one of these is a screwdriver and an afternoon, years from now.

Can I remodel a small bathroom for $5,000?

Yes, if the layout stays and the tile stays. New vanity, toilet, tap, light, paint and either refinishing the tub or a new surround. It looks like a different room.

How long does it take?

One to two weeks cosmetic, three to five for a partial, six to ten for a full gut. If it is your only bathroom, arrange somewhere to shower before demolition — people forget this every time.

Is a small bathroom cheaper than a large one?

Cheaper in total, more expensive per square foot. The gap is smaller than people expect, because fixtures and labour barely change.

Should I do any of it myself?

Demolition and painting — yes, and demolition alone saves $1,000–$2,300. Waterproofing and the shower valve — no. Those hide a mistake for two years and then cost five figures.

What return does it give?

About 70% for a full remodel. Adding a bathroom where none existed performs better than upgrading one, because it changes the bed/bath count buyers filter on.

Decide whether anything moves. If nothing does, sit in the lower half of the range and spend the difference on what is behind the tile. If plumbing relocates, go to the top and add fifteen percent.
